Mitigation of water intrusion into the crawl space or through basement walls can be expensive.  Adverse drainage conditions not only can cause serious health (mold) and termite problems, but also  may cause settlement or uplift (in case of expansive soils) of structures.  Adverse drainage conditions may also cause slope failure or slippage of structure located on slopes.  Water build up behind retaining walls can cause walls to lean and crack as well.  

 

Shallow groundwater typically is not the cause of water related problems; the source of water is more likely due to negative grades around the strucutre or lack of water proofing behind retaining walls.  Depending on the nature of the observed problems, we can develop various solutions for mitigation of adverse drainage conditions.  The solutions may be as simple as adding roof gutters and downspouts, to sloping the exterior grades away from the structure, and/or to installing a French-drain system.
